Leaseholders and serviced offices: What are your responsibilities when occupying a space in a managed building?

The lease agreement dependant occupier responsibilities can include inspecting, maintaining, and assessing everything within their demise, including fire safety measures, electrical safety compliance, fixtures and fittings, and equipment.

This can be achieved through:

  • Implementing office inspections;
  • Creating a planned preventative maintenance schedule;
  • Instructing a maintenance company to complete tasks on your behalf; or
  • An independent assessment can be effective way of hazard spotting, identifying gaps and better understanding responsibilities. 

In comparison, a serviced office space, may be fully equipped and 'managed', leaving very little compliance responsibilities to the occupier. But it is crucial to make sure that the company you are renting from, are fulfilling their duties, and that you are aware of any health and safety responsibilities that may still fall to you. 

Requesting servicing and maintenance records, and risk assessments from the Serviced Office Manager is a straightforward way of monitoring this, and it will put your mind at ease knowing that health and safety of the building and people is being well-managed on your behalf.
